HOUSE RULES We reserve the right to refuse accommodation to, or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you harass or verbally abuse your host or any of our staff.
Early Check-Ins are not guaranteed. Check-in is at 3 pm. An accepted request to book with us does not mean your early check-in time was approved. You will need to send us a message on the Airbnb platform to ask for permission to check in early. If we can accommodate you, we will.
Late Checkouts must be requested and approved by our team prior to check out. If you stay past your 11am check out time without our prior approval, you will automatically be charged a penalty fee at the listing’s full next night price.
Complaints. If you have a complaint about any aspect of the property (i.e amenities, cleanliness, etc.), we are committed to remedying the situation. Upon notification of a complaint to Airbnb and/or to us, you are granting us with the right to access the property to allow us to resolve the issue and/or concern. Damages Accidents happen. In the event you have broken or damaged something (no matter how small), we appreciate you reporting it to us immediately so we can prepare to remedy the situation for you and/or our next guest. If the cost of repairs or replacement is more than $12, a resolution will be filed, and you will be billed accordingly.
Loud noise. It’s a residential area. Unfortunately, we have had incidents in the past and promised our neighbors to inform our guest to ensure the acknowledgement of our neighbors living next door.
Music is allowed to play outside during the day. The maximum volume is 30, it can be controlled and measured by TV remote. Quiet hours are set between 9 pm and 9 am. No loud talking, laughing, screaming or music is allowed outside during these hours. All music and noises after 9 pm can be only inside in the house with closed doors. You are welcome to enjoy patio and the pool, but please keep in mind our neighbors, who need to sleep.
If you break this rule and we receive neighbors complaints we may charge you $500 fine. If neighbors call the police we will charge you $3000 fine
NO Drugs. If you use drugs or smoking cannabis indoor or outdoor on the property you will be charged a $2500 fine and we reserve a right to call the police.
Be careful with air conditioning system, you are in the tropics, it must be ALWAYS SWITCHED ON in auto mode 70-78F, otherwise mold occurs and fine apply. Maintenance Please understand that we are at the mercy of the schedule availability of contractors and handymen for all “fix-it” requests.
Cleanliness. This is NOT a hotel. Don`t expect the same service, like everyday cleaning. We provide 2 paper towel roll and 1 toilet paper rolls in each bathroom additionally, find them under the sink in the cabinet. We keep our cleaning fees low because you agree to clean up after yourself and leave the property in as good a condition as you found it. This includes doing all dishes, wiping clean the counters, stove, and oven, cleaning up any spills on the walls, ceilings, floors, completely emptying the fridge/freezer. and taking out your trash/recycling to the bins provided outside.
Trash. You put your bagged garbage in the Grey trash bins outside located in the back service street of the house. Blue Bin is for recyclables - don’t put any plastic bags or trash bags, wood in blue bin.
Heated pool. if you want to use a HEATED pool you need to request it. There is a $50 fee per day and you will be charged for the each day until your check out, because we can`t control this option usage after you start using it. Keep in mind, it takes 2-10 hours to warm up the pool, so don`t be surprised and upset, please.
Cleaning supplies. We provide a mop, broom & dustpan and a multi-surface cleaner for you to use during your stay you may find it in a laundry room along with washing machine 3 pods detergent.
Valuable things. We are not responsible for your valuables, their damage or loss.
Pets We don’t allow pets, sorry.
Occupancy, Declared Guests The maximum occupancy of your unit (including inside and outside spaces) is 16 people. At the time of booking your reservation all guests in your party must be declared by providing their full name. We reserve the right to charge an additional $150/day for undeclared guests and for for guests exceeding maximum occupancy. We reserve the right to terminate your reservation if occupancy exceeds 16 people.
Unintended Uses If you smoke inside the unit, damage the unit, disrespect the property, throw a party, or have a gathering with extra guests that are not declared in your initial booking you are breaking the rules and you will be charged with a $500 fine.
Purpose of Stay We aim to be flexible with the length of stay for all our guests. However, we must protect ourselves from any guest who may attempt to claim tenancy under the BC Residential Tenancy Act. For this reason, all guests declared or undeclared (“Guests”) expressly agree to the following: Guests agree they will be visiting on a short-term basis only, for example: a single night, up to a week, or a month, or for an entire season (3 months). Guests agree the purpose of their visit is for travel, vacation, or insurance claim purposes. Guests agree: - the short-term rented unit is NOT their only home. - the short-term rented unit address will NOT be used on any of their personal identification such as driver’s license, health card, status card, passport, etc. - they will NOT bring any furniture with them when they arrive for their stay, nor will they move in any furniture during their stay. House Rules Violations Any violation to any single part of these house rules could lead to an immediate termination of your reservation and/or a fine as noted above.
Check-in procedure. You will be provided a lock door code on the day of your check in, after cleaning is done.
- BBQ. We do not provide a full gas propane tank for the grill or fire pit. It may left from the previous guest, but if it`s empty you should refill it yourself in any closest shop.
- Landscaper and pool maintenance:
It’s a beachside windy area, so don’t be surprised with leaves from surrounding trees sometimes falling down into the pool, you may use a net to remove debris. . A landscaper and a pool guy will be on property to maintain property grounds. They will not be accessing the home.We do our best and cleaning the pool 2 times a week Monday and Friday
- Visits and Property Access: We will always notify in advance should there be a need to access the homes and no one will ever enter without your approval. An exception is if there is a fire or life-threatening situations in the home.
